In early 2009, we completed a project in Palatine, IL for a newly purchased building by Arlington Rental, Inc. The work performed was a full "tear-off" of the existing built-up roof, which comprised about 32,900 square feet of the 51,275 square foot building. The existing roof was comprised of two "built-up" roofs, the second of which was installed over 40 years ago. The top layer of the existing built-up roof contained the embedded gravel surfacing. Over time, the dramatic thermal cycles of the Chicago climate had deteriorated that first layer of waterproofing, allowing moisture to enter the roofing system. Over time, this moisture began to damage the very expensive poured gypsum concrete roof deck in some areas making the replacement of this roof a priority as Arlington Rental began operations in their new facility.
When considering what type of system should be installed, there were several factors to consider.

There were two roofs on the building, so the only industry recognized approach is a full "tear-off"

The State of Illinois has adopted the 2009 International Energy Conservation Code (IECC) which states that all new roofing systems must have a minimum of R-20 insulation in the new assembly if the project is a tear-off

The building had a poured in place gypsum concrete roof deck. Some of these areas of deteriorated deck will need to be cut out and replaced

A gypsum concrete roof deck is a very desirable deck, and also a comparatively expensive one. Given the value of this deck, as well as the initial cost of the R-20 roof insulation, the new roofing system needed to be extremely durable to protect the building not only from leaks but the new roofing system's expensive components as well. By protecting that insulation in particular, when the building requires another roofing project in around 25-30 years, the premium insulation can be salvaged and a tear-off avoided

The new system installed is a Johns Manville, Double Layer Modified Bitumen roofing system with 315 mils of total waterproofing mass and an expected service life of 25-30 years- the most durable roofing system available
The roof was approved for a 20 year, No-Dollar-Limit, Peak Advantage guarantee from Johns Manville, which covers both materials (without proration) and workmanship.
