In September of 2009 we had the pleasure of installing a new TPO roof system for Future Environmental, located at 19701 97th Avenue in Mokena, IL. The existing roofing system on this 24,500 square foot facility was a ballasted EPDM rubber membrane - approximately 250,000 pounds of rock holding down a 45-mil thick sheet of a synthetic rubber membrane and one layer of 1.5” urethane roof insulation.
The majority of this facility is used to service Future Environmental’s large fleet of trucks, so increasing the R-value of the insulation was not cost effective for this customer. In fact, we were able to salvage and “build-in” almost 95% of their existing insulation by adding another thin, rigid layer of Retrofit board and fastening both layers to the metal roof deck as the new substrate.
The Johns Manville TPO membrane that we installed on this facility is a “mechanically attached” system, attaching the sheets directly to the metal deck in the lap seam areas. This is the most economical specification, still with guarantees of up to 20 years available (depending upon the thickness of the TPO membrane and some of the detailing).
We replaced all of the perimeter metal with a new pre-finished “smoke-gray” fascia system, matching the color scheme of Future Environmental’s logo and truck fleet, and the new roofing system was approved for a 15 year, Johns Manville Peak Advantage guarantee without a single punch list item.
