In July, 2010 we were awarded the opportunity to install a new “fully adhered” TPO roof system for RAM Mechanical, located at 258 S Westgate Drive in Carol Stream, installing the new system through their original roof.
The existing roof on this 22,000 square foot facility was a 15 year-old gravel-surfaced, conventional asphalt, “built-up” membrane installed over one layer of 1.5” urethane insulation and a metal roof deck. The roof was beginning to reach the end of its useful service life, as the built-up membrane was developing splits along the insulation board joints.
Our customer was interested in two things: getting his roof back into watertight condition for a long period of time, and reducing his energy costs by increasing the insulation in his roofing assembly and increasing the reflectivity of his roof surface. Our proposal for a Johns Manville white fully adhered TPO membrane system met both of his goals at a savings of more than 20% (versus other proposals he had received for other systems).
Upon completion of our work, Johns Manville inspected the finished roof and issued a 20-Year Peak Advantage Guarantee which covers not only the materials but also our workmanship in applying them - the completed system passed without a single punch list item to be corrected.
This is the strongest guarantee in the industry, a “no-dollar limit” guarantee backed by the Berkshire Hathaway Corporation (the parent of Johns Manville), with the added feature of the guarantee being transferable if you move on to a different facility during the Guarantee period.
